Where property title searches in England & Wales or Scotland are unsuccessful because the property is not registered, there is no charge.  We will offer you the opportunity to commission an UNREGISTERED LAND/PROPERTY search. When you order a Scottish title which is not available on the Scottish Land Register it is likely to be recorded on the Sasine Register. We will supply the records from the Sasine register which provides most of the Land Register information plus some transactional events relating to the property.

Whether the property you require information on is in England, Wales or Scotland, we have a team of Researchers able to assist with the identification of other deeds, boundaries, conveyances and property history. We are regularly instructed by Law Firms to undertake research into title problems and property history.

We can even assist with converting the title plan into guideline measurements although where this is disputed, we would always recommend that you commission a specialist Surveyor.

We are able to identify registered titles in England, Scotland & Wales for plots of land that are not identifiable by an address. In order to achieve this, we usually have to work from a plan on 1:1250 scale. Either you can supply your own plan of the area or we can access a plan for you at an extra cost of £15. Scotland - property title deeds & history  £29.99 -  

There are key differences in terms of the information held for Scottish properties.

In addition to the information held on England/Wales titles, the Register of Sasines and The Land Register hold a register of transactions (deeds of sale, mortgages, etc). Each property has it's own individual search sheet specifying transactions affecting that property. For older properties you are able to specify whether you wish to see the register of Sasines pre 1959 as well as post 1959. (this can be most useful for Genealogists or persons undertaking family history research).

The Land Register is a system of registration created to gradually replace the existing Sasine register with a timetable in place to cover all counties of Scotland by 2003. This results in a Title sheet guaranteed by the State. Generally, the title plan also forms part of the title document in Scotland.

The Land Register has 5 component parts. If you order a full Scottish land registry search you will receive the following:

A - Property section - description, title number, date of first registration, map reference

B - Proprietorship section - details of the purchase price, proprietors, their address (sometimes past and present). Notices under the Matrimonial Homes (Family Protection) (Scotland) Act 1981.

C - Charges - details of mortgages, etc often including amounts

D -Burdens - restrictions, covenants, etc

E - Title plan.

Registry of Sasines Scotland

The Register of Sasines or the Sasine register is an historical register of deeds affecting land and property. A search of this register is available by name or property address and provides a history of transactions affecting individual properties. It contains all the recorded Minutes (precis of deeds) in chronological order so it can provide a history of a property, eg its owners, charges, mortgages, etc. All documents in the Register are now imaged from 1905. This document can be particularly interesting for genealogists as it will contain information about people, their addresses, what & when they owned, etc - it is possible to search just by name and county. Therefore, if you are unsure where your ancestors lived, we are able to identify just from their name and county which properties they owned and when. Earlier information is also available back to 1878 and in some cases 1617. We are happy to quote for the supply of this information prior to 1905 (please note that although all transactions since 1905 have now been converted to images, many of these 'search sheets' also contain information and transactions relating to the 19th century. i.e. if the first 1905 transaction is on a search sheet that is a continuation from the 1800's then these transactions will also be documented on the same search sheet). We are able to supply you a copy of the actual original imaged document and the current computerised search sheet. The cost for a full search of the imaged Register of Sasines  is £28.99, results being delivered by email very quickly. We are able to trace the origins of many properties in Scotland, back through all owners and transactions to the original land plot or source. The Sasines Register can be an invaluable source of Scots genealogy material providing a comprehensive history of ownership and transactions for a particular property anywhere in Scotland. It can also serve as a means of identifying actual documents, wills, conveyances, dispositions, trusts and other deeds referenced by the Sasine Register.
