Land registry - Property title search & property history research services.

You are able to order online, searches of the Land Registry for England & Wales & Scotland - title searches, property history, former ownership & more! If the property is not registered with the Land Registry then see our UNREGISTERED LAND search facility below. We believe we are one of the few organisations capable of identifying and tracing the owners of unregistered land and property.

When ordering you should supply the property address. From this we are able to ascertain whether the title is registered and then obtain a copy of the title document. Please note, Scotland pricing and information provided is different to England & Wales.

England & Wales full title £12.95 - The full  title search for England & Wales properties will produce the following:

Identification of tenure - freehold, leasehold, etc

Registered title number

Owners name and address

Details of mortgages (not amount) and charges including notice of matrimonial homes rights

Restrictions and covenants (on occasion, the title will refer to restrictions or covenants that are contained in a separate transfer document or separate conveyance  not held on the main title register -where available, these can be sourced at additional cost)

Date of last transfer

Purchase price for properties sold in recent years.

A property ownership report available by email at £9.75 will provide the title number and registered owner of the property. Please note when ordering either a title search or property ownership search that we need a valid postal address. A description such as 'on the corner of' or 'the field behind' will not enable us to conduct a conclusive search. If the property or land does not have a postal address, please speak to one of our Property Researchers prior to ordering.

 

Search of the index map - £6.75. This search will establish whether the title is registered and provide you with the title number. If you have  ordered either the property ownership or full title search and it is unclear whether the property is registered, we will undertake a 'search of the index map' without charge. If you order a property ownership search or full title search and it transpires the property is not registered then there are no charges.

 

Location of land plots, disused buildings, etc without a property address. We are able to identify registered titles in England, Scotland & Wales for plots of land that are not identifiable by an address. In order to achieve this, we usually have to work from a plan on 1:1250 scale. Either you can supply your own plan of the area or we can access a plan for you at an extra cost of £15. Scotland - property title deeds & history

There are key differences in terms of the information held for Scottish properties.

In addition to the information held on England/Wales titles, the Register of Sasines and The Land Register hold a register of transactions (deeds of sale, mortgages,etc). Each property has it's own individual search sheet specifying transactions affecting that property. For older properties you are able to specify whether you wish to see the register of Sasines pre 1959 as well as post 1959. (this can be most useful for Genealogists or persons undertaking family history research).

The Land Register is a system of registration created to gradually replace the existing Sasine register with a timetable in place to cover all counties of Scotland by 2003. This results in a Title sheet guaranteed by the State. Generally, the title plan also forms part of the title document in Scotland.

The Land Register has 5 component parts. If you order a full Scottish land registry search you will receive the following:

A - Property section - description, title number, date of first registration, map reference

B - Proprietorship section - details of the purchase price, proprietors, their address (sometimes past and present). Notices under the Matrimonial Homes (Family Protection) (Scotland) Act 1981.

C - Charges - details of mortgages, etc often including amounts

D -Burdens - restrictions, covenants, etc

E - Title plan.

Registry of Sasines Scotland

The Register of Sasines or the Sasine register is an historical register of deeds affecting land and property. A search of this register is available by name or property address and provides a history of transactions affecting individual properties. It contains all the recorded Minutes (precis of deeds) in chronological order so it can provide a history of a property, eg its owners, charges, mortgages, etc. All documents in the Register are now imaged from 1905. This document can be particularly interesting for genealogists as it will contain information about people, their addresses, what & when they owned, etc - it is possible to search just by name and county. Therefore, if you are unsure where your ancestors lived, we are able to identify just from their name and county which properties they owned and when. Earlier information is also available back to 1878 and in some cases 1617. We are happy to quote for the supply of this information prior to 1905 (please note that although all transactions since 1905 have now been converted to images, many of these 'search sheets' also contain information and transactions relating to the 19th century. i.e. if the first 1905 transaction is on a search sheet that is a continuation from the 1800's then these transactions will also be documented on the same search sheet). We are able to supply you a copy of the actual original imaged document and the current computerised search sheet. The cost for a full search of the imaged Register of Sasines  is £28.99, results being delivered by email very quickly. We are able to trace the origins of many properties in Scotland, back through all owners and transactions to the original land plot or source. The Sasines Register can be an invaluable source of Scots genealogy material providing a comprehensive history of ownership and transactions for a particular property anywhere in Scotland. Find or trace the owners of unregistered land or property in England, Wales or Scotland.

1st Locate services include assisting our customers find the owners of unregistered land, property and buildings in England and Wales. A search of the England or Wales Land Registry may have produced a result stating that the land or building  is unregistered and HMLR therefore holds no further information. We will undertake a detailed search and identify the current owners and provide you with a current contact address. This may involve tracing the owners to a new address or even tracing the beneficiaries or legatees in the event that the former owner has died. In Scotland, although all land is technically registered, there are many disused or derelict buildings and even land that has remained  unused for many years. Some owners may not even be aware that they still own such plots. We can quickly and efficiently trace the current owners and provide you with their contact address. The search can take around 28 days. If we are successful, the fee is £150 if the search relates to a building/house - a small price to pay in the event that you might be able to purchase the property. Property interests search and person search  - Scotland

We are able to search for a persons property interests just by name and county. This will provide you with  the address for the property that is/was owned by the person and the address from where they previously resided or applied. This is useful for establishing the extent of a person's property assets and also as a method of tracing people in Scotland. The search provides the addresses of properties but will not provide the detail of the properties as per the Land Registry or Sasine search - these may be purchased separately. The cost of this is £15 per name and Scottish county searched.

Results are forwarded by email for England/Wales property ownership searches and full Scottish Land Registry searches (usually within a hour of ordering, subject to us finding the relevant records) and by post for full England & Wales Land Registry searches (Mon-Friday during office hours).

Scotland results are available by email between 8.am & 8.pm Mon -Friday.

Where property title searches in England & Wales or Scotland are unsuccessful because the property is not registered, there is no charge.  We will offer you the opportunity to commission an UNREGISTERED LAND/PROPERTY search. When you order a Scottish title which is not available on the Scottish Land Register it is likely to be recorded on the Sasine Register. We will supply the records from the Sasine register which provides most of the Land Register information plus some transactional events relating to the property.
